1. What HomeStack is
HomeStack is a research tool. It compares a home and the details you enter with the published rules of mortgage products and down-payment assistance programs, and shows potential financing paths with estimated payments and cash to close.
HomeStack is not a lender, mortgage broker, loan originator, housing counselor, financial advisor or law firm, and does not take loan applications.
2. Estimates only — no guarantee of eligibility, funding or terms
HomeStack provides research and estimates based on available program criteria. It does not provide mortgage approval, underwriting, financial advice, or a guarantee of eligibility, funding, or loan terms. Final eligibility must be confirmed by the applicable lender or program administrator.
Results are estimates based on the information you provide and on program and loan rules as HomeStack last read them from official sources. Rules, income and price limits, rates, assistance amounts and funding change, sometimes without notice. A program shown as “not ruled out” may still be unavailable to you, out of funds, closed, or require approval. Funding is shown as unverified unless an official source states otherwise.
Always confirm eligibility, funding, loan terms and costs with the program administrator and a participating lender before you rely on any result, sign a contract, or make an offer.
3. Sources
Each rule HomeStack applies cites the official document it came from. If a result differs from the official source, the official source controls. Tell us through the Contact page and we will correct HomeStack's information.
4. Your account and your data
How HomeStack stores and uses what you enter is described in Privacy & data. HomeStack never asks for a Social Security number, bank login or card number. You can delete your saved data or your account at any time from Your details.
You are responsible for keeping your password private and for the accuracy of what you enter. Results are only as accurate as the information they are based on.
5. Beta
HomeStack is in beta. Features, coverage and plans may change, and the service may be unavailable at times. While HomeStack is in beta, property analyses are unlimited and nothing is charged. Paid plans, when offered, will show their price and terms before checkout, and eligibility results and official sources will never be behind a paywall.
6. Acceptable use
Use HomeStack for lawful purposes only. Don't attempt to disrupt the service, access other people's data, scrape it at a rate that burdens it, or misrepresent HomeStack's results as an approval, commitment or guarantee from HomeStack, a lender or a program administrator.
7. Limitation of liability
HomeStack is provided “as is” and “as available”, without warranties of any kind, express or implied, including accuracy, completeness, fitness for a particular purpose and non-infringement. To the fullest extent permitted by law, HomeStack and its operators are not liable for any indirect, incidental, special, consequential or punitive damages, or for any loss arising from reliance on estimates, program information or availability, including a declined application, an unavailable program, or a change in a program's rules or funding.
Some jurisdictions do not allow certain limitations; in those places the limits above apply to the extent the law allows.
8. Changes to these terms
We may update these terms. The date above shows the latest version; continuing to use HomeStack after a change means you accept the updated terms.
