How HomeStack works
HomeStack turns a home listing and a borrower profile into a transparent map of potential financing paths. We show what may be available, how the pieces may fit together, and what you should verify before moving forward.
Deterministic rules, not AI guesses
Eligibility, DTI, LTV/CLTV, mortgage insurance, stacking and cash-to-close are calculated by tested, deterministic code from structured program records. No AI model decides whether you may be eligible.
Every rule has a source
Program and mortgage rules are stored as individual records, each linked to an official source — federal agencies, Fannie Mae and Freddie Mac, state housing finance agencies, Federal Home Loan Banks, and county and city governments. Nationwide county loan limits are imported from HUD and cross-checked against FHFA. Each program shows the date it was last verified. If a rule could not be verified, HomeStack records it as unknown rather than guessing.
Status language
- Potentially Eligible — published requirements appear compatible with the entered information.
- Potentially Eligible — Verification Required — appears compatible, but one or more factors need lender or program confirmation.
- Appears Ineligible — the entered information appears inconsistent with a published requirement.
- Unknown — the required information is unavailable.
HomeStack never tells you that you are eligible, and never promises an assistance amount — only what a program advertises.
Stacking
Programs are combined only as published rules allow. Combinations with no published rule are shown as Conditional and require confirmation; combinations a rule prohibits are shown as incompatible with the reason. LTV and CLTV limits, first-mortgage restrictions, subordinate-financing rules, seller-contribution limits and minimum borrower contributions are all checked.
Assumptions
When you don't provide an interest rate, taxes, insurance or closing costs, HomeStack uses clearly labeled estimates that you can override. An estimated rate is used for illustration only and is never a rate quote. Conventional PMI is estimated because pricing varies by insurer.
Scenarios are not ranked
Scenarios are labeled by what they measure — for example, lowest estimated cash to close — and you choose how to sort them. The right option depends on your priorities.
HomeStack provides research and estimates based on available program criteria. It does not provide mortgage approval, underwriting, financial advice, or a guarantee of eligibility, funding, or loan terms. Final eligibility must be confirmed by the applicable lender or program administrator.
